I know that maximizing your investment is crucial to a successful outcome. For this reason we subscribe to special resources that most realtors do not, just so we can see deeper in the market conditions and better understand it and educate our sellers on the market, the effects of list price and what to expect. I will research and provide all the data to ensure we are selling for the best price based on your home’s condition, local market conditions and most importantly your families goals and situation.
In addition to market research and overall consultation, I will walk through your home room by room with you to discuss what conditions need to be tweaked. What repairs are and are not needed, based on the market and assisting in the staging process to prep for my professional photographer. Should you request a professional stager with furniture, I have you covered there too!
My approach includes a targeted digital marketing strategy, social media advertising, email marketing and personalized 1 to 1 outreach to the right buyer.
With every open house, I aim to create a buzz and energy that will generate a sense of urgency and potential fear of loss if buyers don't act on their interest in your home. We have even been known to coordinate with other listings in the area to increase the number of open houses in a specific area to increase our traffic!
We work very hard to not only prepare you for this step by reviewing example offers in advance, but when the time comes we help you review all offers against your goals. When necessary we help you draft a counter offer to tweak things back toward your goals and present them to the buyers agent with a thorough discussion with them so they can present the counter offer effectively to their buyer.
We coordinate showings, title closing services, inspections and appraisals to make sure the closing of your home goes smoothly. In fact we strive for boredom. Surprise in real estate is never good! Then we celebrate!
